The shingles cover most of the roof. They provide protection from rain and the other elements. However, there are several areas on a roof that will start to break down and will need to be replaced before the shingles expire. These areas are located around PVC pipes, roof vents, exposed fasteners, and in HVAC stacks. 

  • The pipe boots that are installed around the PVC pipes are made of a rubber plastic material that will dry-rot and break apart causing leaks in kitchen and bathroom areas. They only last about 10 years. Pipe Boot replacement is the most common leak we see in roofing, but there are a few other common things we see. 
  • The shingles along ridges and near gable ends can also start to break or come loose due to heat and cold expansion.
  • We find nail pops, which is an area where the nails back out of the framing and punch holes in the shingles. Or we find "Toe board holes" on roofs from the original roof install, painters, or other contractors. Toe boards are holes left behind from 2x4's that were nailed into the roof and used as a temporary ladder.
  • Nails can back out of roof vents and HVAC stacks. We replace the nails with screws. The screws are better as they do not back out after being installed.
  • The HVAC stacks can also start to rust out.


We address these areas with the roof tune-up. The tune up is performed as follows.

  • Full Roof Maintenance: Roof Tune-Up
  • Replace all pipe boots & seal;
  • Replace any missing, broken or damaged shingles;
  • Screw down all HVAC stacks & other penetrations, then seal;
  • Walk the roof to pull & seal any nail pops or exposed nail heads.
  • Spray paint the HVAC stack(s) with rust protective paint.


This service is best performed around the 8-10 year mark (or anytime after). Full roof maintenance should prevent these areas from leaking until the shingles need to be replaced.
