A roof tune‑up is our preventative maintenance service designed to address the areas of a roof that fail long before the shingles wear out. The most common weak points are PVC pipe boots, roof vents, exposed fasteners, ridge shingles, and HVAC stacks. These components break down faster than the shingles and often cause leaks even when the rest of the roof is in good condition.

Pipe boots are the number one failure point. They are made from a rubber‑plastic material that dries out and cracks over time, usually around the ten‑year mark. Other common issues include loose or broken ridge shingles, nail pops where nails back out of the framing, toe‑board holes left behind by contractors, and fasteners backing out of roof vents and HVAC stacks. The stacks themselves can also rust and deteriorate over time.
